Waterfront work is expensive. Let's talk about it plainly.
A seawall or a dock is one of the larger things you will spend money on at a property. Here is how people generally pay for it, and how to think about a project you can't do all at once.

Three routes we see most.
Contract payment schedule
Review any deposit, progress payments and final balance in the written proposal before you commit.
Independent lending
If you compare a home-equity or personal loan, review the rate, fees, term and security directly with your lender or financial adviser.
Phasing the work
Ask whether urgent and optional portions can be separated without creating structural, permitting or mobilization problems.
On financing partners: no third-party program is currently published. If financing affects the project, ask whether that has changed and get every lender term in writing before applying.
Where the money actually goes
We do not publish prices, because a dock on a shallow canal and a dock on open bay frontage are different jobs with different piling counts, and any number we put on a page would be wrong for most properties. What we can tell you is what moves the number: water depth and how far the structure has to reach, piling count and depth, access for a barge, decking material, and whether permitting is straightforward or involves an aquatic preserve.
Our estimates separate material from labor and price the options side by side, so you can see which choices are actually driving the cost rather than guessing at a lump sum.

What people ask about paying for it.
Do you offer financing?
Mariner does not currently publish a third-party financing program. Ask whether any option is available when you request an estimate, and review the lender, rate, fees and repayment terms before applying.
Can a big project be split into phases?
Sometimes. It depends on structural dependencies, permitting and site access. Ask Mariner to separate urgent work from work that may be scheduled later, then compare both scopes in writing.
What has to be paid before you start?
The payment schedule depends on the contract. Your written proposal should state any deposit, progress payments and final balance before you commit.
Is it cheaper to do the seawall and the dock together?
Combining related work may reduce duplicate permitting or mobilization, but it depends on the property. Ask for combined and separate scopes so you can compare the actual numbers.
