The signs your wall is telling you something

Seawall problems announce themselves on the land side before the wall visibly moves. If you have any of these, it is time for an inspection rather than another season of watching it.

  • Visible cracks in the cap or panels
  • Sections leaning seaward, or a cap line that is no longer straight
  • Soil erosion or settling behind the wall
  • Sinkholes or soft spots near the shoreline
  • Water seeping through joints, or staining that shows where it has been
  • Pavers, decking or landscaping dropping near the wall

What repair involves

The first job is finding the void, because the visible crack is rarely the whole story. We sound the wall and look behind it before quoting.

  • Void grouting to replace the soil that has washed out
  • Tieback and anchor replacement where the wall has lost its restraint
  • Cap repair and replacement
  • Panel repair, joint sealing and filter fabric correction
  • Drainage and weep-hole correction so it does not recur
  • Restoration of the ground behind the wall

Questions

How do I know if my seawall needs repair or replacement?

Cracks, leaning sections, erosion behind the wall, sinkholes near the shoreline and water seeping through are all indicators. Which category you are in depends on how much restraint the wall has lost and how much soil is gone — that is what the inspection establishes, and it is a meaningfully different number either way.

How urgent is a small crack?

It depends entirely on whether water is moving through it. A hairline crack in a cap with no soil loss behind it can be monitored. A crack that is passing water is removing your yard on every tide cycle, and that one is not worth waiting on.
