What an inspection covers

The point of an inspection is to find the things that are not visible from the lawn. We sound the wall for voids behind it, check the cap and joints, look at how the tiebacks are holding, and assess drainage.

  • Cap condition, cracking and alignment along the run
  • Panel condition, joints and any evidence of soil passing through
  • Voids behind the wall — the thing that decides everything else
  • Tieback and anchor condition where accessible
  • Drainage and weep-hole function
  • Erosion, settlement and sinkholes on the land side
  • Dock and structure connections into the wall

When people ask for one

Most inspections we do fall into three buckets: buying or selling a waterfront property, before storm season, or right after somebody noticed something they did not like. All three are good reasons.

You get a written report with photographs and clear findings — not a verbal opinion at the truck.

Questions

Do I need an inspection when buying a waterfront home?

A general home inspector will look at the house. The seawall is usually outside their scope, and it is often the single most expensive structure on the property. Knowing what condition it is in before closing is worth doing.

Are inspections included with membership?
