Longboat Key sits on open Gulf frontage — Gulf of Mexico, Sarasota Bay, Longboat Pass, New Pass, Intracoastal Waterway and Bishops Bayou. The most exposed water we build on. Wave energy, storm surge and sand movement all work against a structure here in a way they never do on a canal.

The town line runs through the island: the north end is Manatee County, the south end is Sarasota County, so two different county reviews plus the Town of Longboat Key's own code. Deep bay-side canals; Gulf side is CCCL.

Gulf-front docks take weather that canal docks never see. Pilings go deeper, hardware is heavier, and the structure is designed around the worst day rather than the average one.

Work in Longboat Key is permitted through Sarasota County Planning & Development Services. A building permit is required for any structural seawall repair that replaces panels, tie-back rods or cap sections, and for new dock and lift construction.

Sarasota County Natural Resources reviews work within 50 feet of wetlands, mangroves or listed-species habitat. Submissions go through the county's Digital Plan Room.

Statewide, 3–4 months for all approvals where the work is more than 300 feet from a federal navigation channel is typical, rising to 6–9 months where a separate Army Corps approval is required. Actual timing depends on the parcel, scope, reviewing agencies and application completeness.

The water at Longboat Key sits within the Sarasota Bay estuarine system Outstanding Florida Water. That matters more than most owners expect: inside it, the state's exemption for a single-family dock drops from 1,000 square feet of over-water area to 500.

Every aquatic preserve is an Outstanding Florida Water, but not every Outstanding Florida Water is an aquatic preserve. Both drop the dock exemption to 500 square feet. Only preserve status also removes DEP's free online self-certification and brings the seagrass clearance rule with it. The distinction decides how you apply, not just how big you can build.

These boundaries follow the water, not the city limits, so two neighbors can sit on different sides of one. We confirm the status for your specific parcel before anything is designed — it is the single most common thing we correct when an owner tells us what they believe they are allowed to build.

Longboat Key has Gulf-fronting shoreline, so properties here can sit seaward of Florida's Coastal Construction Control Line. Properties seaward of Florida's Coastal Construction Control Line need a state CCCL permit. Critically, the maintenance-and-repair exemption that covers many structures specifically excludes seawalls and other rigid shore-protection structures — you cannot repair your way around a CCCL permit on a Gulf-front wall.

If you have been told your seawall work counts as maintenance and therefore needs no permit, check that before committing to anything. On this stretch of coast that advice is usually wrong.

Milton made landfall near Siesta Key at about 8:30 p.m. on 9 October 2024 as a Category 3 with 120 mph winds — only the third hurricane to strike the Sarasota area since 1851, and the first major one. Helene had already pushed surge through two weeks earlier.
