Marine Construction in Town 'n' Country, Florida

Town 'n' Country sits on open bay frontage — Old Tampa Bay, Double Branch Creek, Rocky Creek and Sweetwater Creek. More exposed than a canal and calmer than the Gulf. Wind fetch across the bay is usually the governing load.

Large west Hillsborough CDP; the Bayside and Dana Shores neighborhoods have genuine Old Tampa Bay frontage near the airport, while most of the CDP is inland. No aquatic preserve - full 1,000 sq ft exemption.

Bay frontage usually means reaching out to find water depth, which makes the walkway a significant part of the structure. Where seagrass is present, the design has to work around it rather than over it.

Work in Town 'n' Country is permitted through Hillsborough County Development Services. Building permits are required for docks, lifts and seawalls. Tampa Bay frontage and the Alafia and Little Manatee rivers each carry their own considerations.

Work near mangroves or in the Cockroach Bay area draws environmental review.

Statewide, 3–4 months for all approvals where the work is more than 300 feet from a federal navigation channel is typical, rising to 6–9 months where a separate Army Corps approval is required. Actual timing depends on the parcel, scope, reviewing agencies and application completeness.

Good news that is worth knowing before you design anything: the water at Town 'n' Country is not in an aquatic preserve or an Outstanding Florida Water, so the state's full 1,000 square feet of over-water area applies rather than the 500 that governs much of this coast.

That is a real difference in what you can build, and it is why two waterfront owners a few miles apart get completely different answers. We still confirm it against your parcel — and local rules and the Army Corps can apply regardless of the state exemption.

Helene's surge on 26 September 2024 reached well up Tampa Bay, and Milton followed two weeks later. Bay-front and river-mouth properties took the worst of it.
