Apollo Beach sits on a residential canal — Tampa Bay and Apollo Beach canals. The most common waterfront in Southwest Florida, and the most forgiving to build on — provided the wall behind you is sound.

Good news that is worth knowing before you design anything: the water at Apollo Beach is not in an aquatic preserve or an Outstanding Florida Water, so the state's full 1,000 square feet of over-water area applies rather than the 500 that governs much of this coast.

That is a real difference in what you can build, and it is why two waterfront owners a few miles apart get completely different answers. We still confirm it against your parcel — and local rules and the Army Corps can apply regardless of the state exemption.
