Apollo Beach sits on a residential canal — Tampa Bay and Apollo Beach canals. The most common waterfront in Southwest Florida, and the most forgiving to build on — provided the wall behind you is sound.

Entirely man-made dredged finger-canal community on Tampa Bay; seawall-dominant. No aquatic preserve, so the full 1,000 sq ft dock exemption applies. Big Bend power plant discharge is a major manatee winter aggregation, meaning seasonal in-water work conditions.

Almost every canal property depends on its seawall, and canal walls fail the same way everywhere: water moves through a joint, carries backfill out on the tide, and leaves a void nobody can see until the lawn drops. The land side tells you before the wall does.

Work in Apollo Beach is permitted through Hillsborough County Development Services. Building permits are required for docks, lifts and seawalls. Tampa Bay frontage and the Alafia and Little Manatee rivers each carry their own considerations.

Good news that is worth knowing before you design anything: the water at Apollo Beach is not in an aquatic preserve or an Outstanding Florida Water, so the state's full 1,000 square feet of over-water area applies rather than the 500 that governs much of this coast.

That is a real difference in what you can build, and it is why two waterfront owners a few miles apart get completely different answers. We still confirm it against your parcel — and local rules and the Army Corps can apply regardless of the state exemption.
